Location and type of windows and doors
Anticipated air infiltration rate
Size, shape and orientation of home
Local climate conditions (i.e. seasonal highs & lows)
A good energy efficiency specialist will conduct a Manual J Load Calculation and use that data to determine how big, or small, your air handling unit needs to be. Make sure he's doing it properly and not just 'guesstimating', since that's a good way to get an improperly sized unit. Which is the last thing you need as part of your home HVAC system.
